Installing a charger at home

Charging at home is by far the cheapest way to run an electric car in Spain — and most people here park in a communal garage, where they assume they need permission they do not actually need. The law is unusually clear on this, and knowing it settles most disputes quickly.

The right that most people do not know they have

If you own a parking space in a communal garage and want to install a charge point for an electric vehicle, your community of owners cannot refuse you. This sits in Spain's Horizontal Property Law (Ley de Propiedad Horizontal), at article 17.5, and it is deliberately an exception to the usual rules about altering communal areas.

In practical terms the provision means:

  • No vote is required. This is not a matter the community decides. There is no majority to win and no meeting to lose.
  • You must give prior written notice to the community or its administrator. That is an obligation, not a request for permission.
  • You pay the whole cost. The community contributes nothing — and correspondingly cannot charge you for running a cable through communal areas to reach your own space.
  • It must serve your own private space and be for an electric vehicle. This is not a route to installing anything else.

Why this matters so much in Spain: around two-thirds of Spanish households live in flats, and the assumption that a neighbour or administrator can veto your charger is the most common reason people conclude an EV "will not work for me". Often it simply is not true.

When the community pushes back anyway

Being legally right and being left alone are different things. Administrators and neighbours frequently do not know this provision exists, and the objection is usually sincere rather than obstructive.

What tends to work, in order:

  1. First

    Cite the provision, calmly and in writing

    Article 17.5 of the Ley de Propiedad Horizontal. Most disputes end here: an administrator who is shown the actual text generally accepts it, because they are answerable for getting this wrong.

  2. Second

    Separate what is negotiable from what is not

    Whether you may install is not up for discussion. How — the cable route, the fixing method, the timing of the works, making good afterwards — reasonably is. Conceding freely on the second usually resolves objections to the first, and costs you nothing.

  3. Third

    Put your notice on the record properly

    If tension is building, send the notification by burofax or obtain a signed acknowledgement. A verifiable notice with a date is the document that matters if this escalates.

  4. Only if necessary

    Take advice

    If the community formally obstructs the installation, this becomes a legal matter and an abogado who handles horizontal property cases is worth the consultation. Cases do reach the courts, and the legal position is generally favourable to the owner.

If you own a house

Considerably simpler. Your parking is private, there is no community to notify, and in most cases no planning permission is needed for a wallbox on your own property.

What still applies is the electrical side: the installation must be carried out by an authorised installer who certifies it, and your supply must be able to carry the load. If you are on a modest contracted power level — common in older Spanish homes — you may need to increase it, which raises your standing charge. An installer will tell you, and this is worth asking about before you commit, because it changes the running cost.

The technical decisions that matter

Which meter it runs from

Almost always your own. An individual connection back to your flat's meter means you pay for your own charging on your own tariff — and since Spanish domestic electricity is commonly billed on a time-of-day basis, charging in the cheap overnight band is where the savings actually come from.

Running off the communal supply creates a metering and billing problem the community then has to solve, and is a frequent source of the disputes this page is otherwise about avoiding.

Power, and why more is not always better

A 7.4 kW single-phase wallbox adds well over 200 km of range overnight, which is more than most people drive in a week. Unless you have three-phase supply and a specific reason, this is usually the sensible choice — see the AC and DC comparison for how home charging fits against public charging.

Note also that your car sets the ceiling: many models accept only 7.4 kW on AC regardless of what the wallbox can deliver.

Load management

If the building's supply cannot comfortably take the extra load, a load-management device is usually the answer rather than an expensive supply upgrade. It monitors total demand and throttles the charger when the building is drawing heavily.

For overnight charging this is almost invisible in practice — a car parked for eight hours does not need full power throughout. It is the single most useful thing to ask an installer about if the initial assessment sounds discouraging.

Smart features worth having

  • Scheduled charging, so the car charges in the cheap tariff band automatically. This has a real payback in Spain.
  • Authentication — a card or app lock — if the space is accessible to others.
  • Consumption data, useful for separating vehicle charging from household use, and necessary if anyone ever needs to reimburse you.

The process, start to finish

  1. Get a technical assessment. An authorised installer checks your supply, the distance from meter to space, and the cable route.
  2. Notify the community in writing, before the work. Keep proof.
  3. Agree the practicalities with the administrator — access, timing, how the cable is fixed and routed.
  4. Have the work done by an authorised installer. This is not a job for an unqualified electrician; certification matters later.
  5. Keep the certificate. You will need it for any subsidy application, and when you eventually sell the property.
  6. Check your tariff. Once you are charging at home, a time-of-day tariff usually makes more sense than it did before.

On costs and installers: this page deliberately quotes no prices and recommends no companies. Installation cost depends almost entirely on your specific building — the distance from your meter to your space is often the largest single factor — so a headline figure would mislead more than it helps. Get two or three quotes and compare what is actually included.

Subsidy, briefly

MOVES III covers charge point installation as well as vehicle purchase. It is funded nationally through IDAE but administered by each autonomous community, so amounts, paperwork and deadlines differ by region, and some regions run out of allocation well before the scheme formally closes.

Two practical points: payment has commonly taken many months, so budget as though you are paying in full; and the grant has generally counted as taxable income in the year received. More in the MOVES section.

Frequently asked questions

Can my community of owners stop me installing a charge point?

No, not if the charge point serves your own private parking space and is for an electric vehicle. Spain's Horizontal Property Law gives you this right explicitly, and it is one of the few things in communal property that does not require a vote. What you must do is notify the community in advance in writing, and pay the cost yourself. The community can discuss where cables run and how the work is done, but it cannot simply refuse permission.

Do I need to notify the community even though they cannot refuse?

Yes, and do it properly. The law requires prior written notice to the community or its administrator. Send it in a way that creates a record — burofax or a signed acknowledgement of receipt rather than a message in a group chat. If a dispute arises later, the existence and date of that notice is what matters, and an informal notification you cannot evidence is worth very little.

Who pays for the installation?

You do, entirely — the cost of the charge point, the cabling to reach your space, and the electrical work involved. The community is not required to contribute, and correspondingly it is not entitled to charge you for using the communal areas your cable passes through. If your building later decides to install shared infrastructure that everyone benefits from, that is a separate decision with its own funding rules.

Should the charger run off my own meter or the communal supply?
